Liberty Lake vs. South Hill
Comparing two Spokane County places to live
By Dasha Wollberg | John L. Scott
If you’re deciding between Liberty Lake and Spokane’s South Hill, think about what you want an ordinary day to feel like. Liberty Lake drew my family with trails, golf, nearby restaurants, and easy access to Idaho. The South Hill has a different pull: older-home character, established landscaping, neighborhood gathering spots, and proximity to downtown Spokane. Both offer outdoor recreation and a range of homes. The better fit depends on the address and the life you want to build around it.
Why my family chose Liberty Lake
My family and I downsized to Liberty Lake a couple of years ago. We were looking for a great community where we could be active, golf, run on the trails, and be near restaurants and Idaho. We love our neighbors to the east. Liberty Lake fit the bill.
For us, downsizing was about more than square footage. It was about choosing a place that supported the things we enjoy doing. There are parks, places to get outside, and summer movie nights at Pavillion Park. Golfers can explore public options such as MeadowWood, Liberty Lake Golf Course, and Trailhead. Oh—and there is Liberty Lake itself. I probably shouldn’t leave that out.
I also enjoy watching the community grow. Crêpe Café Sisters and Fox & Onyx are examples of local places to explore. Housing includes older and newer homes, and some properties offer bigger garages for all the toys. If that is on your wish list, check the actual garage dimensions, storage space, and any association rules rather than relying on a listing photo.
And yes, golf carts and e-bikes occasionally become a lively topic of neighborhood conversation. There is usually something to talk about.

What gives the South Hill its charm
What does the South Hill offer that feels different from Liberty Lake? For me, it is the homes of yesteryear and the character that comes with them. There are newer communities across the area, too, but established streets and houses with a history are a big part of the appeal.
My husband and I lived on the South Hill when we first moved to Spokane more than twenty-two years ago. I still remember our darling white rental, its built-ins, and the basement I hurried out of after doing laundry. That story belongs to our first chapter here, and it helps explain why the South Hill still holds a special place for me.
I teach on the South Hill now, so I may be a little biased about the educators and school community. If schools are part of your home search, check the current attendance boundaries and explore the programs that matter to you. A neighborhood name alone won’t tell you which school serves a particular home.
The South Hill is convenient to downtown from many locations. You can head out for a run along the bluff, spend time in Manito Park, explore restaurants in the South Perry District, or meet friends for drinks at Luna. Rocket Market is another local spot to explore. Golf is part of the picture, too: Manito Golf & Country Club is private, so membership and access are considerations.
Or you can stay cozied up in your charming home and read a book. That is the South Hill vibe to me.
The South Hill covers a broad area. Established neighborhoods around Manito, Rockwood, and Comstock will not feel the same as every newer neighborhood farther south. Liberty Lake also has distinct settings, including the River District, established golf-course neighborhoods, and areas near the lake. Compare the specific streets and homes you are considering.

Questions to ask before choosing
Which area works better for commuting?
The South Hill may be more convenient for downtown destinations; Liberty Lake puts you farther east, near Idaho. Your workplace, route, time of day, and winter conditions matter. Try the drive when you would actually travel, and include the errands you make most often.
Which area works better for downsizing?
Either can. Look beyond square footage to stairs, yard work, parking, storage, and how close you want to be to your regular outings. Our family chose Liberty Lake, but your priorities may lead you to a different home or neighborhood.
Is one area more affordable?
Compare current listings and recent sales for similar homes rather than assuming one area always costs less. Include property condition, anticipated maintenance, and any association dues in your comparison.
Choosing a home for your everyday life
I love both places for different reasons. Liberty Lake fits the active routines my family was looking for, while the South Hill still draws me with its charm and familiar places. As an educator and real estate broker, I’ll help you ask questions and compare actual homes so you can decide what fits your next chapter.
